Design Team Alignment
Working sessions with the architect, civil, MEP, structural, and landscape consultants of record. Confirm which categories are in scope, at what depth (Recommendations, Product Design, Full Design). Confirm BIM integration approach. Lock certification credit pursuit list.

Specification Build
The design package is built across the agreed-on categories. Specifications written in CSI MasterFormat divisions. BIM coordination notes for clash detection. Commissioning protocols. Performance targets. All linked back to the Diagnose data and forward to the certification credit documentation.

Design Team Handoff
Working session with the design team to walk through the spec, BIM coordination, commissioning expectations, and credit documentation. Edits captured. Final spec issued for inclusion in the CD set. Edapho remains available through CA and commissioning at agreed rates.

Specifications written to CSI Div 32 (Exterior Improvements) standard with cost-per-cubic-yard math integrated.
The microbial engine of green infrastructure performance
Restoring and supporting the soil and water biology that drives green roof longevity, living wall performance, BMP infiltration, urban tree establishment, and biological water treatment loops. Inoculants, biological water treatment, compost protocols, mycorrhizal partnerships — matched to what Diagnose showed and to the project's operating horizon.
Water treatment, drainage, irrigation, mechanical integration
Drainage design, irrigation system specifications, stormwater BMP retrofit, bioretention cell sizing, infiltration trench design, swale construction, greywater and blackwater treatment loops, building water treatment, and Edapho's automated water filtration product integration. For data centers: closed-loop water reuse engineering, heat capture integration, agricultural loop design. Written to CSI Div 22 (Plumbing), Div 23 (HVAC), Div 33 (Site Utilities).
Green roofs, living walls, landscape, food production
Green roof planting design, living wall plant selection, site landscape design, urban canopy planting plans, restoration plantings, pollinator corridors, and integrated agricultural production for data center heat-loop applications. Specifications include species, stock standards, sources, spacing, planting seasons, and establishment protocols. CSI Div 32 (Exterior Improvements).
Operations & maintenance protocols, commissioning, FM coordination
Building water management protocols, irrigation programming, green roof maintenance, BMP O&M, IPM protocols, equipment specifications, facilities management coordination, commissioning checklists, and tenant or homeowner orientation materials. Written so the operations team executing the work knows exactly what to do and the FM contracts you're putting out for bid are aligned with the design intent.
Engineering integration documentation
The engineering-grade documentation package that ties the technical work into your design team's deliverables. BIM coordination notes, clash detection review, CSI spec divisions, commissioning protocols, certification credit documentation packets, owner's manual content, FM operating procedures, and post-occupancy verification protocols. CSI-Format Specifications Deliverable 02
Specifications written in CSI MasterFormat divisions (Div 22, 23, 31, 32, 33 as applicable). Each section drops directly into your project spec book. Submittal requirements, performance criteria, and acceptance standards integrated.
BIM Coordination Package Deliverable 03
BIM coordinate references for all design elements. Clash detection review notes. Model object specifications where applicable. Compatible with Revit, ArchiCAD, and other major BIM platforms. Issued in formats your design team can integrate directly.
Commissioning Protocol Deliverable 04
Pre-functional checklists, functional performance testing protocols, acceptance criteria, and post-occupancy verification sequence. Aligned to ASHRAE Guideline 0 and the project commissioning agent's protocols.
Certification Credit Documentation Deliverable 05
Credit-by-credit documentation for LEED, WELL, SITES, ILFI Net Zero Water, Living Building Challenge, ENERGY STAR, and other pursued certifications. Ready for submission by the certification consultant of record.
Owner's Manual & FM Operating Procedures Deliverable 06
Post-occupancy operating procedures for facilities management, tenant orientation materials where applicable, and the structured asset file backing every design decision. The defense file when the certification audit, regulatory inspection, or post-occupancy review arrives.
